This luxury property is a full estate-scale landscape installation where every decision, from the 33-zone irrigation system to the placement of 47 accent trees, was made to serve the property for decades. Over 13,000 square feet of sod. Nearly 1,000 gallons of plant material. One hundred lighting fixtures. 305 linear feet of drainage. This is what it looks like when infrastructure and aesthetics are built as one.

Built on Systems, Not Shortcuts

On a property this size, what you do not see matters more than what you do. We started with the infrastructure that will keep this landscape performing long after the last plant goes in the ground. A full automatic irrigation system spanning 33 zones was installed to deliver precise coverage across every lawn section, planting bed, tree grouping, and hedge row on the property. Thirty-three zones is not standard. It reflects the scale and complexity of the site and the level of control the homeowner needs to maintain it properly.

A dedicated drainage system totaling 305 linear feet was installed alongside dry creek bed features to manage water movement across the property. In the Pacific Northwest, drainage is not optional on a site like this. It is the difference between a landscape that holds its grade and one that erodes, settles, and fails. Every linear foot was planned to move water away from the home and off the site cleanly.

Nearly 14,000 Square Feet of Green

The lawn anchors the entire property. We installed 13,760 square feet of RTF tall fescue sod, a variety chosen specifically for its deep root system, drought tolerance, and ability to self-repair. On an estate-scale property with this much open lawn, choosing the right turf variety is not a detail. It is a decision that affects how the yard looks and performs for years.

Surrounding that lawn, we installed 992 gallons of plant material and 47 accent trees across the property. The planting plan was designed with layering in mind, building depth and seasonal interest from the ground up. Trees were positioned to frame views, create shade, and add vertical structure to a property that could easily feel flat at this scale. One hundred thirty-five yards of bark mulch were laid throughout the planting beds to finish the surface, retain moisture, and keep maintenance manageable.

the Property

A Liquid Art triple bird bath fountain serves as a refined focal point, adding movement and sound without overwhelming the surrounding landscape. It is the kind of feature that draws attention quietly, which is exactly the point. Basalt boulders were placed throughout the property for natural grounding, breaking up planting beds and adding weight and texture where the landscape needed it most.

Crushed gravel pathways with edge restraint connect different areas of the property, providing clean circulation routes that feel natural and intentional. Stone slab steps were installed at key grade transitions to keep movement across the site safe and seamless. Decorative river rock features add contrast and visual interest at material transitions, tying the hardscape and softscape elements together into one cohesive composition.

100 Fixtures After Dark

A property of this caliber does not shut down at sunset. A full low-voltage lighting system featuring 100 fixtures was installed across the entire site. Pathway lights, uplights on accent trees, wash lighting on the home, and feature lighting on the fountain and boulder groupings create a layered effect that gives the property an entirely different presence at night. The lighting plan was designed to highlight architecture, texture, and depth without flooding the space with harsh light.
